01 Serviced apartments

The building is the product. The admin should not be.

Typical shape: one or two properties, 8–40 apartments, a mix of nightly and weekly stays, and a team of five who all do a bit of everything.

Where it breaks today

  • A long-stay extension is agreed on WhatsApp and the calendar is never told.
  • Cleaning happens between a check-out and a check-in on the same afternoon, coordinated by shouting.
  • The balance is in somebody's head, or in a notebook that only they can read.
  • A second booking page is a second spreadsheet, and the two do not agree.

What changes with NiroStay

  • Extending a stay is a reservation change: the unit, the folio and the rate move together.
  • A turnover clean is queued by the checkout and visible on a phone, with photo proof and retries when the network drops.
  • The balance is a number computed from charges and verified receipts, readable by anyone with the role.
  • One branded booking page per property, under the building's own name and colours.

02 Boutique hotels

A desk that can answer the phone and the door.

Typical shape: 15–60 rooms, a published rack rate with weekend and seasonal overrides, a restaurant or extras, and a manager who needs the night's revenue before midnight.

Front desk

Walk-in to checked-in in one screen

Availability for the dates, the rate for each night, the guest's details, and a folio that opens with accommodation already posted. No second system for the cash.

Revenue

A week priced in one pass

Weekday and weekend rates over a date range, with festive overrides. A night nobody priced is painted as a gap, not left to be discovered by a guest.

Compliance

VAT that reconciles

Rules for VAT and levies, derived lines on the folio, issued invoice numbers and credit notes. The tax line traces back to the rule that produced it.

Distribution

Direct demand, tracked

The booking page is a channel like any other. A stay records the site that sold it, so the owner can see what direct actually earned.

Night audit

The number is already right

Occupancy, revenue earned, collected, and outstanding across currencies. The report reads the folios; it does not re-key them.

Team

Roles, not shared passwords

Housekeeping sees tasks. Front desk sees guests and folios. Finance sees money. Every sensitive action is attributed to a person.

03 Short-let portfolios

No front desk. The system is the front desk.

Typical shape: 5–75 units spread across buildings, a manager who coordinates remotely, cleaners who arrive between stays, and guests who expect a self-check-in.

  • Every unit has an address and a status — including "not sellable", which a maintenance ticket can set without anybody remembering to.
  • A guest books without calling, holds the unit for twenty minutes, and pays a deposit through the same page.
  • The cleaner's phone is the work queue, not a WhatsApp group. Offline actions queue and retry safely.
  • Owner payouts stay legible: what each unit earned, what was collected, what is still owed.
  • One price for the portfolio — not one subscription per apartment.
04 Multi-property groups

One book, several front doors.

Typical shape: 3–10 properties, a shared finance function, separate brand identities per building, and an owner who wants the group number without asking four managers.

Structure

One organisation, many properties

Properties share the group's team, chart of roles and reporting, while each keeps its own units, rates, currency and check-in times.

Identity

A booking page per building

Each site carries its own name, colours and contacts. The group's own address can serve whichever property is the front door.

Consolidation

Reporting across the group

Filter to a property or read the whole organisation. Totals are kept per currency, because kobo and cents are not the same number.

Access

Scoped property access

A manager can be limited to the properties they run. Finance sees the group's money without being able to change a booking.

Addresses

Your own hostname

Point a hostname you own at the platform, prove it with one DNS record, and the guest sees your address — not a path under somebody else's.

Scale

A plan that does not punish growth

Portfolio covers 150 units and unlimited properties. Beyond that we price by agreement rather than sending you back to a smaller tier.

05 Fit

When we are the wrong choice.

A product that claims every operator is lying to somebody. These are the cases where another system, or a spreadsheet, is the better answer for now.

Large chains with central reservations

If you need a central reservation office, GDS connectivity and an enterprise revenue-management suite on day one, we are early. Talk to us in a year.

Not yet

Restaurants and event venues

The product is built around rooms and stays. A restaurant POS and event-space diaries are not part of it.

Probably never

Anyone who wants a marketplace

We are the hotel's system, not a listing site that competes with it for the guest. The booking page belongs to the property.

Tell us which one you are.

A walkthrough is thirty minutes on your own unit count, your own rate structure and the way you take money today. If the product does not fit, we will say so in the call.
